Remodeling a house yourself is a good way to save money and maximize profit.
Might think about potential buyers from CT who might see the upsell in a pedo dungeon.
If you can manage it try to live there for 2 years (or make it seem like you're living there for 2 years) = zero taxes on your profit. You can actually do that every 2 years and avoid capital gains tax. When you don't have to have proof of the work done (if you use someone else on some stuff) you can save some cash by using under the table people.
Also, I get that you basically want to just do some cosmetic stuff so you might want to spend $300 now and have somebody come in and inspect it and make sure you're not sitting on some structural issues-- better to know now than later when you're unloading it.
My brother and I flip houses and do other real estate stuff for a living so I'm not talking completely out of my ass lol.
